How do you offer a FREE Service?

We are paid by apartment owners for referring tenants to their properties. Apartment communities would rather use a portion of their marketing budget for locator referral fees than waste funds on expensive print ads or airtime.

Will I receive all available specials and rental discounts if I use your services?
Yes. The fees paid to us are paid as a portion of the apartments marketing budget. Using our services will not increase your rent. Your rent is the same whether you deal with the community directly or use our service. If you are told that you will receive a better rate or special for not using us as a referral source, please let us know immediately at 866-322-7368

Do you only work with certain properties?

No. We work with 99% of the properties in Austin. If a property you are interested in is not displayed on our site, please email or call us.

How often do you update the information and specials?

We strive to keep the most updated database in our industry. We receive daily information such as unadvertised specials from apartment communities. Furthermore, we complete a full update done at least weekly.

How soon should I start my apartment search?

A serious search should begin about 4-6 weeks before your desired move-in date. Most properties require a 30 day notice to move out. However, we can help you at any time, if you need to move this month or even today.

How many times can I use this service?
If you meet all the requirements (link to rentrebate page) you can use our service as many times as you wish.

What is Effective Rent?

Effective rent is shown in the floor-plan information grid. It reflects an average rate factoring in all specials and rent reductions. It is designed to make the search more effective, displaying properties that most closely fit your price range. It shows a bottom line average of what you really pay per month.

Please note that the rate shown may be the lowest rate and is dependant on factors such as lease term and unit availability.

Rebate Policies

Escorting

In Austin, some properties require that you be escorted there by an agent . Other online locators limit your choices and exclude these properties from the search. Escorting is necessary to obtain credit from the property and to qualify you for the rebate. Simply narrow down your search and we can set up a time which is convenient for you.

Note: If you are leasing a property in Austin from another city, and will not be present to tour the property, we can handle everything over the phone. Escorting is generally not required in this situation.


What is property registration?

Some properties require customer registration prior to your visit. We must notify them of your interest in the property. Property Registration status appears in the "Check Registration" section of your Member Area. It will also be emailed to you. If your status is marked "approved" you may visit the complex.

Please note: Property registration differs from becoming a member of the website.


How long is the registration process?


Generally, it takes only a day or two, but in some instances it may take longer. Please give us a call at 866-322-7368 or email (contact link) if you have any questions.

Am I required to be a RentItTexas.com Member to register for properties?

Yes. You may browse for properties without membership, but you must be a member to complete property registration.

I forgot to put RentItTexas.com on the application? Can I still receive a rebate?

If you forget to put our name or put the wrong source on the guest card or lease, call the apartment and request that they indicate rentittexas.com as the referral source. The apartment will normally allow you to make this correction. If rentittexas.com is not credited as the referring agent, we will not receive credit for the commission and will therefore not be able to pay a rebate.

Rental Qualifications

What are typical rental qualifications?

Typical rental qualifications include the following:

  1. Good Rental History
  2. Income-Generally 3 times (before taxes) your rental amount.
  3. More Good Credit than Bad Credit

What if I do not meet these qualifications?

In most cases, an additional deposit will be sufficient for credit problems. Those without income (such as students) may need a cosigner.

What about broken leases and evictions?

We can work with these situations as well. Typically a cosigner or extra deposit is all that is necessary. Call us for assistance with these circumstances.

What if I am a first time renter?

The vast majority of properties will approve first time renters with either an additional deposit or a cosigner. Check with each prospective property for exact requirements. Call us for assistance.
